This overview is designed to give you a clear, client-friendly snapshot of how our staging services work. Full, detailed terms will always be included with your Tailored Staging Plan or Proposal for review and approval before booking.

We do not guarantee that you will agree with our advice or staging decisions. Our recommendations are based on our many years of experience, professional judgment, and what we believe will best support your listing. While over 98% of our staged listings generate strong interest, high online engagement, and at times early offers, and while studies consistently show that home staging can help homes sell faster and attract stronger offers, we cannot guarantee that your home will sell or sell for a higher price. Market conditions, buyer activity, property condition, pricing strategy, and decisions made by you or your listing agent all play important roles.

 

Our goal is always to provide thoughtful, proven staging recommendations that help your property show at its very best.

1. What We Provide

We offer full-service home staging as outlined in your Tailored Staging Plan or Proposal. This typically includes:

• Space planning and design

• Delivery, setup, and styling of furniture and décor

• Rental of all staged items for an agreed-upon period

• De-staging and removal of all items at the end of the staging term

Only the rooms and areas listed in your plan are included, although we may sometimes add a small extra touch at our discretion.

2. Vacant & Occupied Staging

We provide staging for both:

• Vacant homes – Fully staged with our furniture and décor.

• Occupied homes – Staging that works around your existing furnishings, often starting with an on-site consultation.

Occupied staging may include a pre-authorization hold (such as the $500 hold noted in your agreement) to secure both the consultation and on-site staging booking. Details and exact amounts will be clearly shown in your proposal.

3. Booking Your Staging Date & Payment Options

To reserve your staging date, the staging fee outlined in your plan or proposal must be confirmed before we begin.

We offer several flexible payment options, which may include:

• Stripe card pre-authorization

• Stripe card payment (including Apple Pay / Google Pay)

• QuickPay with Zelle (manual payment)

• On-site cash or check (by arrangement)

• Notable Pay-at-Closing (for qualifying sellers with agents and subject to approval)

• Klarna installment payments (subject to their approval and terms)

In all cases, no payment is processed until your staging plan or proposal has been reviewed and approved. Some methods may require a temporary hold or card on file to secure your date.

4. Cancellations, Refunds & Late Payments

Because we reserve inventory, crew, and dates in advance, our cancellation and refund policies are time-sensitive. In general:

• Partial refunds may be available for cancellations made well in advance of the staging date (for example, 12+ days), with a portion treated as a non-refundable deposit.

• No refunds are available for late cancellations (close to the staging date), after staging is complete, or for certain third-party payment methods such as Notable or Klarna, once they have funded the project.

Late payments may be subject to late fees and, in some cases, we may pause services or schedule de-staging until the account is brought current.

5. Design Decisions, Changes & Use of Furniture

To achieve the best results, we maintain full creative discretion over:

• Furniture and décor selections

• Layout and styling decisions

Staged items are for display only and are not intended for daily use. Items must not be moved, altered, or used without our written approval.

Requests for changes to the staging (such as swapping items or reconfiguring layouts) must be made in advance and, if approved, may be billed at an hourly rate plus any additional rental or delivery fees as listed in your full agreement.

6. Responsibility for Staged Items & Optional Protection

While staging is in place, you are responsible for the care and security of all staged items. This includes damage, loss, or theft, unless you have selected our Staging Risk Management (SRM) option.

• We document inventory with photos and/or video at installation.

• Replacement costs are based on fair market value, with a cap per item as noted in the full agreement.

An optional SRM policy may be available for an additional fee to help cover certain types of loss or damage. Details and limits are provided in your agreement.

7. Property Access & Readiness

To keep everything smooth and efficient:

• The property must be clean, free of debris, and fully accessible on staging and de-staging days.

• Utilities (water, power, HVAC) must be operational.

• Driveways and entry pathways should be clear for safe delivery.

• For most projects, we require uninterrupted access during staging and de-staging hours, and in some cases may request that residents and pets be off-site for safety and efficiency.

If the property is not ready, or access is blocked or denied, rescheduling or “unprepared property” fees may apply, as outlined in your full terms.

8. Photos, Marketing & Respectful Use

We routinely take before-and-after photos and videos for:

• Documentation and inventory tracking

• Portfolio, training, and marketing purposes

By proceeding with staging, you acknowledge and agree that we may photograph and showcase the staged spaces (never sensitive personal items) in our marketing, while maintaining professionalism and respect for your property.

9. Third-Party Payment Providers

If you select a third-party provider (such as Notable Pay-at-Closing or Klarna), your financial agreement is between you and that provider.

Once they fund the project and we are paid, our role is fulfilled under this agreement. Any changes, refunds, fees, or defaults are handled directly with the provider, subject to their terms.
