CONSULTATION 

One of our most requested services, the Walk & Talk Consultation consist of up to an hour and a half verbal consultation. Will the homeowner be living at the home while it's on the market? If so, our Walk & Talk Consultation is a great starting point that provides an inexpensive, do-it-yourself alternative & one-on-one feedback on the best way to showcase your property for optimum sale. Our professional home stager will conduct a walk through with the goal to help make selling & moving experience less stressful by giving advice on what items needs to be addressed in order to properly prepare your home for the quickest most profitable sale. We'll be happy to guide you where to invest your dollars for the best return. We can also make recommendations on everything from paint choices to knowing when to replace or update items, knowing what stays, and what should be packed.  You will also receive "Selling for Top Dollar Guide" to help optimize your home's selling potential. Once the consultation is complete, a staging proposal will be provided should the homeowner or the listing agent  choose to have us do the finished staging work.

Our Do It Yourself (DIY) Occupied Home Staging Evaluation Report is an enhanced step-by-step guideline version of our Walk & Talk Consultation. Our professional home stager will view the property, take photos, take notes, and provide a digital Do It Yourself  (DIY) Occupied Home Staging Evaluation Report that will be sent via email giving the homeowner or listing agent all the information on cosmetic advice on how they can stage the home themselves. You will also receive "Selling for Top Dollar Guide" to help optimize your home's selling potential.

OCCUPIED HOME STAGING WITH PHOTO SESSION

To make the most of your time and dollars, the 3 Hour Hand-On Occupied Home Staging is a budget-friendly option designed to make maximum impact in up to 3 areas of your home. Our professional home stager will conduct an actual home staging session utilizing only the homeowner's furniture and decor. Once staging is complete, property photos will be taken and will be emailed within 24-48 hours.

  • This service requires an initial Walk & Talk Consultation where we meet at your home to discuss your goals, & expectations, plus how you can receive the maximum return on investment for your home. 

IDEAL FOR:

  • Homeowner and listing agent that prefers an inexpensive & quick turnaround

  • Homeowner that already acquire the appropriate furniture and home accessories & just need guidance in furniture placement and pulling everything together to get their home visually in top shape both for the photo session and ready for the market.

  • This service requires an initial Walk & Talk Consultation where we meet at your home to discuss staging goals & expectations, plus how you can receive the maximum return on investment for your home. A $50 credit will go towards any future staging service if decided on the day of the Walk & Talk service.

HALF A DAY 

OCCUPIED HOME STAGING

Our Half A Day Occupied Home Staging (approx. 4 hours) is an actual home staging session that transforms several key featured rooms such as the Living Room, Kitchen, Dining Room and Master Bedroom.  You will see a noticeable improvement from just 4 hours of staging.  We work with your existing furniture & items that we can utilize while we provide small decorative accessories (maximum of 2 small end tables, art work, flowers, decorative items etc.) that will make a visual impact on its buyer's demographic and perceived value.  Our extensive accessory inventory is available for rent by the month with this service.

  • This service requires an initial Walk & Talk Consultation where we meet at your home to discuss staging goals & expectations, plus how you can receive the maximum return on investment for your home. A $50 credit will go towards any future staging service if decided on the day of the Walk & Talk service.

FULL DAY 

OCCUPIED HOME STAGING

Have you already start moving some if not most of your large furniture in storage? Do you have a large home with more than a few hours of work that needs to be done? Perhaps, your property needs more than just small decorative accessories? Do you need us to supplement large furniture pieces such as a sofa, accent chairs & or a dining table?  We got you covered. Our Full Day Occupied Home Staging is an actual home staging session which covers several key featured rooms such as the living room, kitchen, dining room, & the owner suite. It simply extends our time together to include a day of rolling up our sleeves by utilizing what you already have and bringing in the large furniture pieces and finishing up the areas that makes the most impact for buyers. A dramatic before and after that will significantly help increase the perceived value of the home and obtain a faster sale. 

 

  • This service can take up to 7 hours in the home with over 2 hours planning/prep time.

  • This service requires an initial Walk & Talk Consultation where we meet at your home to discuss staging goals & expectations, plus how you can receive the maximum return on investment for your home. VACANT HOME STAGING

A vacant home will send a message to buyers that the seller is desperate to sell. Whether the seller has already relocated or it's an un-staged investment (flip) property, knowing the seller has already relocated and or the property is empty gives the buyer a distinct advantage when negotiating, often submitting a low offer which hurts the seller's bottom line. We will provide all the furniture needed to define the major rooms as well as decor accessories & home furnishings (art, lamps, flowers, pillows, bedding, linens etc.) to make the home truly stand out among the competition.
